Skyview Residences
Skyview Residences will be a new affordable housing development in Billings, MT. This project will offer 7 one-bedroom and 11 two-bedroom apartments designed to serve qualifying families. This apartment complex will target households earning 40%, 50%, 60%, 70% and 80% of the Area Median Income (AMI).
Apartments will be spread across three two-story garden style apartment buildings offering tenants their own dedicated entrances. Each unit will include a number of amenities such as energy efficient kitchen appliances (i.e., refrigerator, stove/oven, disposal,dishwasher and microwave), in-unit washer and dryers, air conditioning, carpets, blinds and ceiling fans. In addition to the robust in-unit amenities, the project will also offer a sheltered outdoor community space.

The Outpost
Housed within a single, three-story garden-style residential building, the development features an even mix of twelve one-bedroom, one-bath units and twelve two-bedroom, two-bath units. The breakdown of the units targeted under the Low-Income Housing Tax Credit (LIHTC) program spans two Area Median Income (AMI) thresholds, achieving 100% low-income occupancy.
Each apartment unit will be completed with above-average finishes and conveniences, including secure entrances, durable luxury vinyl plank flooring, window blinds, ceiling fans, and air conditioning. Kitchens will be fully equipped with a modern appliance package including an energy-efficient oven, refrigerator, dishwasher, and microwave. Additionally, all units will feature private balconies or patios, walk-in closets, and the convenience of an in-unit washer and dryer. Community amenities include an on-site manager, a community garden, a covered mail area, bike racks, video surveillance security, an outdoor play/playground area, and a dog run alongside a dedicated barbecue/fire pit common space. Furthermore, the project will dedicate at least 10% of its units to veterans, victims of domestic violence, or youth aging out of foster care.

Two apartments are allocated for households with earnings at or below 30% of the Area Median Income (AMI), 12 units for those earning 50% or less, and six units for those earning 60% or less.

Opportunity Place will be a new affordable housing development in Missoula, MT designed for qualifying families and individuals. This project will offer 24 apartment units consisting of 9 one-bedroom one-bath units and 15 two-bedroom two-bath units. The project's units will be spread throughout a single three-story apartment building which will also house a commercial space utilized by Opportunity Resources, Inc.'s "Artists of Opportunity" program.
Each apartment will include a number of amenities such as a private patio/deck, energy efficient kitchen appliances (i.e., refrigerator, stove/oven, dishwasher and microwave), a disposal, in-unit washers and dryers, air conditioning, LVT and tile flooring, and a storage closet. In addition to the robust unit-based amenities, the project will also offer a community room, a children's play area, outdoor courtyard, bicycle storage, limited access entries and surveillance cameras. Opportunity Resources, Inc. will provide supportive services to tenants on an as-needed basis.

Polson Gardens is a 24-unit new construction LIHTC project that will be located at 614 Garden Way in Polson, MT that will be available for qualifying seniors (55+). Polson Gardens will be comprised of 12 one-bedroom and 12 two bedroom apartments, and one of the one-bedroom apartments will be set aside as a manager unit.
These apartments will be spread amongst six residential buildings. Each of the units at the project will feature zero-step entries, private patio areas, window coverings, air conditioning, a full bathroom and full kitchen with standard appliances, such as a dishwasher, microwave, refrigerator and range/oven. Each unit will also have an in-unit washer and dryer. The community will also feature a community/multi-purpose room, a leasing office and community gardens.

The project will be located at 223 Flower St. in Hamilton, Montana. One three-story building with an elevator will house Riverstone’s 17 one-bedroom, one-bath units and 6 two-bedroom, one-bath units.
This project will feature a community room, library/multipurpose room with computers for tenant use, fitness center, community garden, and an outdoor community area. In-unit features include a fully complemented kitchen with energy star rated appliances and in-unit clothes washers and dryers, and ceiling fans.

The Project
Mitchell Court is a new construction affordable housing development consisting of 32 units, designed to serve qualifying individuals and families. The project will be located at 4154 Mitchell Ave. in Billings, Montana. Of the 32 total units, 14 will be one-bedroom, one-bath units; 14 will be two-bedroom, two-bath units; and 4 will be three-bedroom, two-bath units.
The 32 units of Mitchell Court will be distributed across five apartment buildings: three eight-plex buildings, one six-plex, and one duplex, which will also feature a community room with a kitchen. In addition to the community room, the development will include a children's play area, adult exercise equipment for tenants, and ample surface parking for residents and their guests.

The Project
The Manor is a 60-unit senior acquisition and rehabilitation project in Hamilton, MT that consists of 42 one-bedroom units and 18 two-bedroom units within a single three-story building. The property is located on the Sapphire Lutheran Homes Inc. campus, which provides a variety of amenities and services to seniors in the Hamilton community.
The Manor's extensive rehabilitation plan focuses on modernizing the property by addressing building code compliance, hazardous material abatement, and life-safety enhancements, including a new elevator, air conditioning, fire suppression, and ADA-compliant features. Upgrades include new roofing, windows, siding, kitchen and bathroom fixtures, PTAC units, a centralized boiler, and hard-surface flooring for durability.
